Explore IrvineWhere is Orchard Hills?
Orchard Hills is in the northern part of Irvine. The City's planning maps identify it as Planning Area 1, providing a useful reference for locating homes and understanding the village's broader setting.
Use the City's planning-area and tract maps to check a specific property. The village name alone does not establish association membership, school district or access to private recreation.
Homes in The Groves, The Reserve and The Summit
These community names matter when comparing Orchard Hills homes. A home in one collection should not be assumed to share another collection's facilities, school assignments or ownership costs. Lot position, floor plan and outdoor space also deserve attention beyond the village name.
Compare the property
Review usable yard space, privacy, slope, room layout and the view from the actual home. A hillside location does not guarantee a panoramic view or establish permanent view protection.
New construction and resale
The Summit includes new-home collections such as Crestview, Vista, Pinnacle and Skyline. When comparing a builder offering with a resale, include upgrades, landscaping, completion timing and any unfinished exterior work in the comparison.

Orchard Hills amenities: community-specific recreation
Pools, parks and gathering spaces
Recreation access depends on the particular community. For example, the developer identifies Overlook Park and Sunset Park as exclusively serving Summit residents. Overlook includes a pool, spa, club room and view terrace; Sunset includes a basketball half court and picnic area.
Do not assume that a home in The Groves or The Reserve includes access to Summit facilities. Confirm the amenities and guest rules attached to the property.
Plan your route and visit
The Summit's recreation guide also lists Settlers Community Park with sports courts, a soccer field and play areas. Check the facility's current rules before planning a visit or organized activity.
Nearby open space should not be treated as unrestricted resident access. Use the official outdoor activity listings to find available programs, registration requirements and current trail access.
Which schools serve an Orchard Hills home?
Orchard Hills spans Tustin Unified and Irvine Unified school districts. The Groves is associated with Tustin Unified, including Orchard Hills School and Beckman High School. The Reserve is associated with Irvine Unified. The district boundary makes an address-based lookup essential.
For the Irvine Unified portion of Orchard Hills, IUSD lists Canyon View Elementary, Sierra Vista Middle and Northwood High. The Summit's developer also lists those schools. Confirm the property's assignment for the applicable school year and ask the district about enrollment availability.
Check each address individually. An Irvine mailing address does not by itself mean Irvine Unified, and the same school list should not be applied throughout Orchard Hills.

HOA dues and property-tax considerations
Association documents
Request current dues, assessments, maintenance responsibilities and architectural rules for every applicable association. Review requirements for landscaping, exterior changes and any proposed pool before budgeting improvements.
Compare the services and facilities included in those dues. One Orchard Hills community's fee is not a quote for another.
Mello-Roos and other charges
Review the parcel's current tax bill for special taxes and assessments, including any Mello-Roos charges. Do not apply a single village-wide tax rate or fee estimate to every home.
